Rental conditions
1. Reservations
Reservations are made using the form on the website (e-mail) or by regular mail and must include the identity of the tenant, telephone number, the period, the total cost and the deposit to be paid. The reservation is binding for the tenant and also means an agreement with the general conditions.
The reservation will be confirmed in writing by the owner-landlord in duplicate, one copy of which must be returned by the tenant.
In addition to all reservation details, this confirmation also contains the general terms and conditions that must be signed by the tenant.
2. Payment
The reservation is only binding and final for the landlord after receipt of a deposit of 40% of the total rental amount. This deposit must be made within 10 days after reservation by transfer to the following account:

The balance of the rental sum and the deposit must be paid in full no later than 6 weeks before the start of the stay, also by bank transfer.
Bookings made within 6 weeks prior to the start of the rental period must be paid in full within 10 days of booking and in any case before the start of the rental period.
3. Warranty
The guarantee is primarily intended to cover any costs resulting from direct or indirect damage caused to the home or its contents. It can also be invoked to settle water or electricity consumption that exceeds the permitted flat rates and to cover claims from the landlord as a result of the tenant's failure to comply with the rental conditions.
If the deposit proves to be insufficient for the damage suffered or excessive consumption, the landlord may still demand additional compensation from the tenant.
Refund of the deposit does not automatically imply an acknowledgement by the landlord that no damage has been caused to the property.
The deposit can at no time be considered as part of the payment of rent or an advance payment thereon.
4. Cancellation by the tenant
As mentioned above, the reservation is binding and the tenant automatically agrees to the general rental conditions.
In case of cancellation within 10 days after the reservation, the tenant owes an administrative fee of 50 euros. The non-payment of the deposit within ten days after the reservation is considered a cancellation by the tenant.
In case of cancellation later than 10 days after booking, but 6 weeks before the start of the rental period, the deposit will remain acquired by the landlord and the landlord will be free to re-let the property for the period in question.
Failure to pay the balance of 60% and the deposit at least 6 weeks before the start of the rental period will be considered a cancellation by the tenant.
5. Cancellation by the landlord
If due to unforeseen circumstances the landlord is forced to cancel the reservation earlier than 6 weeks before the start of the rental period, the deposit already paid will be refunded, but without compensation for any damages whatsoever. If the cancellation occurs after 6 weeks before the start of the rental period, the paid rent and deposit will be refunded plus 20% compensation on top of the rental price.
6. Cleaning
In any case, the tenant will always leave the house tidy and clean. No dirty dishes will be left behind and the washing machine, refrigerator and bins must be empty and tidy upon departure. Household rubbish, glass and paper must be taken away.
7. Swimming pool
In view of the current legislation in France concerning swimming pools, the tenant has an approved installation at his disposal. Access protection for children and unskilled persons is ensured by a fence with a lockable gate. The tenant undertakes to ensure this fence at all times, also at night and during absence. Access to the swimming pool must in any case be denied to children without a swimming certificate who are not accompanied by an adult with a swimming certificate. In the event of an accident, the landlord can never be held liable.
The swimming pool is maintained by a professional who comes every week according to his own schedule and who must be granted access.
8. Miscellaneous provisions
8.1. Occupying the property
The rental period runs from Friday to Friday.
The building can be occupied from 3:00 PM and vacated before 10:00 AM
The keys will be collected upon arrival and returned to a location specified by the landlord upon departure.
If the keys were taken by mistake by the tenant, the landlord must be notified immediately. The keys will then be returned as soon as possible by express and registered mail.
The house is non-smoking. Smokers are requested to smoke outside, not to throw cigarette butts in nature but to extinguish them in a controlled manner and to dispose of them with the household waste.
8.2. Acceptance of the property
Complaints must be reported to the landlord within 24 hours. Complaints received later cannot be accepted. If justified and possible, the landlord will remedy the situation as soon as possible. Subjective criteria such as peace, privacy and a beautiful view cannot be contested.
8.3. Use of the contents, loss or breakage
The furnishings may not show any other signs of wear and tear after the stay than those acceptable for normal use for which the goods are deemed useful. Loss or breakage that jeopardizes the further use of the home must be reported immediately so that the landlord can provide for replacement or repair in a timely manner.
In case of absence, the tenant must protect shutters, sunshades and all other possible objects against sudden wind.
8.4. Drainage systems
Under no circumstances may the tenant throw items into washbasins, baths, showers, toilets or sinks that could block the drainage system or fall outside the intended daily use of these installations.
The correct cleaning products are normally present. When purchasing your own cleaning products, care must be taken that they are suitable for septic tanks. Unblocking products (destop) are out of the question.
In any case, “bleach” or “Eau de Javel” should not be used, as these can affect the bacteriological functioning of the septic tank.
8.5. Subletting, overcrowding and visitors
The tenant is not allowed to sublet the property in part or in full without the permission of the landlord. When signing the agreement, the number of occupants is stated with an indication of the number above and below three years.
Visitors and permitted subtenants must be informed of the general terms and conditions and the tenant bears all responsibility for them.
Under no circumstances can visitors or subtenants be offered accommodation that exceeds the normal capacity of the home.
Overnight stays by third parties in motorhomes, tents or other sleeping accommodation are not permitted.
8.6. Pets
Unless explicitly agreed to by the landlord, it is forbidden to bring pets. If allowed by the landlord, the pet must be left outside for its needs in the open countryside at a considerable distance from the house, in order to safeguard the impeccable condition of the domain. Under no circumstances may a dog enter the area around the swimming pool and certainly not in the water. For this purpose, the dog is best kept outside the fence around the swimming pool. If the house or the area is not left clean, the cost of special cleaning will be deducted from the deposit.
By signing this rental agreement, the tenant declares that he is insured for legal liability with regard to his pet.
8.7. Barbecue
The French legislator is unforgiving to the undisciplined fire-maker, given the fire hazard. Any form of open fire with wood or charcoal is totally forbidden.
Barbecuing is possible, but only with the gas barbecue available and against the wall on one of the terraces at the house.
8.8. Granting access
The tenant is obliged to grant access to persons such as handymen or cleaning staff or others who are responsible for the maintenance and insurance of the proper functioning of the swimming pool and house.
Access must also be granted, by appointment, to the landlord or his appointee or potential future tenants.
8.9. Neighbourly peace
Although the house has no immediate neighbours, it remains very important to ensure maximum peace and quiet. Given the silence around, sounds carry very far and easily disturb the peace of the wide area.
To this end, radio or music outside the home is only permitted if it is turned on carefully with sound intended for the immediate environment.
We also ask that you pay attention to excessive noise from young people.
After 10 p.m., no noise is permitted that extends beyond the immediate vicinity within the domain.
