Sun and heat

Despite the good wall and roof insulation, it is important to protect the house from the sun in the middle of summer. During the day, it is best to keep the shutters (bedrooms), electric roller shutters (living room) and windows closed as much as possible. Opening all windows in the early morning also brings cooling.

Please note: The mosquito screens in the bedrooms are pulled down slowly with both hands and clicked forward.

With one movement down and back the screens are unlocked and you gently help them up. There is air conditioning in all 6 bedrooms and in the living room and kitchen in the main residence. Follow the instructions that hang in the house.

Weather and wind

Despite the sheltered location, it can sometimes be quite windy and the wind often comes up unexpectedly. That is why all shutters must always be secured when leaving the house and why parasols cannot be left open unattended. For the same reason, cushions of chairs and sunbeds are taken inside when absent, also at night, or secured under a canopy.

Swimming pool

Under no circumstances should young children be left unattended in the swimming pool.

Always keep the access gates closed.

The pool is looked after by a qualified person who comes twice a week in the early morning to clean and check the water quality. Under the loose part of the hatch of the pump house is the filter mechanism that is best checked every day and certainly during heavy mistral. This check consists of pouring out the plastic white basket - first remove the chlorine tablet and replace it.

At the pool there is also a large storage box for toys and swimming gear. The pool can be illuminated underwater at night. The switch (light) is located in the cupboard in the far corner. The switch for the lighting around the pool is located at the bottom of the stairs on the right.

Normally the filter pump runs during the day 12 to 14 hours. Do not touch the control box at the back in the corner. If the filter pump does not work during the day (i.e. water does not bubble up), please call us on 00 32 488 365 939. If the water becomes cloudy or green, please call as well.

Toilet, bathroom and kitchen

With the exception of the pool water and the outside taps, all water is decalcified, which means that the use of detergents can (must) be limited. There is no sewer connection, which means that all waste water, although filtered by an IBA, ends up in nature. For the proper septic function of the toilet water, we urge you not to use bleach or drain cleaners.

The windows of the bathrooms and toilet upstairs have fixed mosquito nets, so you can leave the window open day and night for better ventilation and drying of the room.

There is a supply of drying towels in the kitchen drawers – please do not leave dirty.

Bed linen and bath towels can be rented on request.

Washing linen

The washing machine is located in the laundry room at the back of the garage. There is a rotary dryer outside at the back. There is also a clothes horse with clothes pins, an iron and ironing board.

Waste and glass

In the kitchen there is a large garbage bin. In this bin a plastic bag is placed (50 l) which in turn has to go outside in the large waste bin with lid, waiting for you to take the bag to the green municipal containers along the road. Keep the lid on the waste bin to keep out stray cats and foxes…

Glass and cardboard/paper can be deposited separately in the municipal containers at the bus stop (1 km back to the village) or at the cemetery.

In the kitchen there are containers for sorting paper/PMD/glass.

BBQ

The gas BBQ can remain outside with the lid closed and all supplies closed. When lighting, the tap of the bottle must of course be open and both BBQ buttons at maximum (Hi). Lighting can be done by pressing the red button on the left. It is best to let the gas flow for half a minute before lighting.

If the BBQ ignition does not work, you can also use the manual red ignition rod that is in the kitchen drawer to light it. To do this, first remove the left half of the grill and blink close to the ignition mechanism.

At the bottom of the appliance is a drip tray. When leaving, please do not forget to pour out, wash and replace.

When leaving, the BBQ should be cleaned as follows:

You let the grill get very hot with the lid closed
Use the steel brush (red handle) to scrub the grill clean
After cooling, the grill can be taken away in two parts to clean the tray with kitchen paper. The latter does not work perfectly, but the BBQ gets a thorough overhaul from us twice a year.

Attention:

The lid must always be open when igniting. Otherwise the gas will accumulate under the valve and you will get an explosion.
Under no circumstances may a BBQ with charcoal be used or a fire made outside the home. Also no candles outside. This is prohibited by the municipality (protected nature reserve).

Electricity

During heavy thunderstorms, the electricity may fail.

The main switch for the entire house is downstairs in the guest house in the high kitchen cupboard. There is a sub switch for the upper floor in the small bathroom upstairs in the cupboard furniture. The key to this furniture hangs on a hook high in the rack next to it. Please note that the cupboard is always closed and the key is hung back in its place out of reach of children. There is also the key to the bathroom itself; best not to use it because children can lock themselves in. In the large bathroom upstairs you can always open the lock with a screwdriver, in the small one not….

For the outside light for upstairs there are two indicator switches next to the hallway door. The switch for the wall light around the pool is at the bottom of the stairs at the pool gate – push hard!

Internet – PCs – Tablet - GSM

There is strong fiber optic wifi (internet) throughout the house. The connection also works in the guest house and outside on the terraces. The speed of the internet (up/down) is 500 Mbps and makes all applications (teleworking, gaming, online meetings, ...) possible.

The router “livebox” is located in the main living area in the TV cabinet.

The connection in the house is via “Livebox-B490” and the WiFi code is C7Lm6mvZVnKLutCgK3.

The connection in the apartment is via “Olea” and the WiFi code is IMMOFER01.

During a thunderstorm, disconnect all plugs from the router (power and signal).

There is a docking cabinet for tablets/PCs and Smartphones, which should prevent the devices from lying around everywhere and the sockets being constantly occupied. It is best for each 'participant' to choose his compartment.

There is an internet radio on top of the dock cabinet with Flemish channels. Please do not change anything and operate with the remote box next to it.

For the last hundred meters, it is best to orient yourself towards house no. 1250 and then drive 70 meters further onto a private gravel road.

The holiday home is located 300 m further on, against the side of the slope, at the end of a 200 m long gravel road.

The grand departure

Usually, people want to enjoy themselves until the last moment and the departure is rather chaotic… May we insist that the kitchen is left tidy and all dishes are washed. Even then, the cleaning lady is in a rush against time to get everything perfect in time for the next tenants.

Further cleaning (mopping, dusting, windows, sanitary facilities, bed check, swimming pool, etc.) is included in the price but only under the aforementioned conditions.
